Poor service and high fees are part of the reason why more and more home owners are choosing to sell their properties themselves rather than using estate agents, claims a new property based website.

PrivateSeller.co.uk was set up to service the needs of the growing number of sellers who choose to cut out the middleman and sell their homes themselves. Now the website is set to revolutionise the UK property market.



"In 2004, more than 20,000 properties in the UK were sold using the 'for sale by owner' method," says PrivateSeller.co.uk owner, Scott Bridges. "That points to a growing dissatisfaction with estate agents and the service they provide. As people become more informed about the property market, sellers are starting to wonder what they have to gain by using an estate agent. Often it's nothing they couldn't do themselves, or with the help of a low-cost marketing solution."

PrivateSeller.co.uk is that solution. The website offers UK-wide property marketing for a fraction of the price charged by estate agents, plus a range of innovative touches such as interactive For Sale boards, which allow passers-by to receive instant information on the property they're interested in, by text message.

"I set up PrivateSeller.co.uk after having a bad experience with estate agents myself, which ended with me selling my home for less than it was worth," explains Scott. "It really made me think about what estate agents actually offer, and to realise that I could do much better myself."

Having started the site in October 2005, Scott Bridges now intends to expand on PrivateSeller.co.uk by offering people interested in running their own "for sale by owner" business the opportunity to become licencees. "Once we have every area of the UK covered, the site will offer real competition to UK estate agents," predicts Scott. "The property market is set to change considerably, and PrivateSeller.co.uk will be leading the way."

Open Houses for FSBO Sellers

The first requirement in finding a buyer for a home is to make sure the pool of potential buyers know it is on the market. For FSBO sellers, holding an open house can help to get the word out to buyers.

Open Houses

Open houses are very effective at helping sell real estate in many parts of the country. Real estate agents use open houses constantly to generate interest in homes [and get new clients]. Should FSBO sellers (people who are selling their own homes) also use open houses to generate buyer interest? Yes, with one caveat.

Location, Location, Location

The cliché "location, location, location" applies to more than one aspect of real estate. Not only does it address appreciation issues, it also applies to open houses.

First of all, the FSBO property needs to be located in an area where open houses work. This area tends to be in city, town and suburbs where the housing market is hot. Holding an open house usually works well where the following circumstances exist:

1. There is a good population base,

2. The home for sale can easily be seen by a lot of people,

3. There are more buyers than sellers, and

4. Properties sell rather fast in the area.

Rural areas and areas in which sales are slow dont generally work very well. Perhaps worse, the FSBO seller can become easily disillusioned with low turnouts. If your home is in one of these areas, youre probably better off listing it on the Internet.
