How to Find ?for Sale by Owner Properties? Fsbo?s in your Area to Market and Sell to

For sale by owner properties, or FSBO’s as they are commonly refereed, are some of the best places to look for new clients. If done correctly, they can provide a steady stream of interested and motivated new home purchasers. And at very little cost.

As a loan officer, your goal is to become the mortgage source that the FSBO seller will refer interested home buyers to, to get pre-qualified. And don’t forget that the FSBO seller may be looking for a new property as well—and with that a new loan. If you work the arrangement properly, you can get loans coming from both ways.

Here are some of the best places to locate FSBO’s in your area:

* The real estate classified section of your local newspaper.

* The Want Advertiser Magazine, and other small local buy/sell classified ad magazines. To give you a sense, a similar magazine is the Auto Trader, but there are ones out there that deal specifically with items and property.

* Drive around the neighborhoods you know are hot markets.

* Ask real estate referral partners such as realtors (they look for FSBO’s too, so may have seen one), appraisers (most FSBO’s will an appraisal report to justify a price), real estate attorneys (FSBO’s need contract work done), and others.

* Real estate section on ebay. A great resource!

The most important thing to remember when dealing with FSBO’s is to identify to the prospect that you are NOT a real estate agent. The Big Fsbo Lie

People give several reasons for trying to do a For Sale By Owner (FSBO) on their property.  The reasons are really as varied as the people doing it.  In most cases, however, all those “reasons” boil down to one thing, the commission to an agent.  It’s all over the Internet as well.  Tons of posts on how to Sell it Yourself and SAVE the Commission.  Simply type in FSBO tips, or FSBO how to and see the list.  Here’s the real truth and why it’s a Big FSBO Lie;  Whether you sell it yourself or you list with an agent, you will rarely, if ever, save the commission.

Wow, I bet you’re saying, “harsh words, Roger.”  Especially if you are, or are considering, selling FSBO.  This article is not about whether it’s a good idea to sell a home yourself or not.  If you are planning on trying, you need to do it for the right reasons.  If it’s because you think you can save the commission, read on.

First, determine where you read that you can save the commission by selling it yourself.  Most FSBO articles are written by one of two groups of people.

The first group is the FSBO websites and magazines.  Of course they are going to be saying that.  They make money off of you, as a FSBO (by the way, there went some of that ‘savings’).  Tack on their Premium Flat-Fee Listing Service that many offer and you’ve lost some more of that savings.

The second group of people that promote this are real estate investors that have the “We Buy Houses” systems in place.  Real estate investors buy property at a discount and resell.  Their primary source of properties?  You guessed it, FSBO’s.  Now, if you need to sell fast and are in a position to do so, this may be an excellent option (more on info in this article), but don’t pretend that you’re saving the commission, here.  Any money that would have been paid as a commission is going into the investor’s pocket, not yours.

Second, you have to determine your marketing costs to advertise your property effectively.

Selling a house is just not as easy as buying one of those nice red and white “For Sale By Owner” yard signs and waiting on the phone to ring.  You have to do some serious marketing in order to give yourself the best chance of getting a qualified buyer in the door.  All that marketing, and marketing dollars, are usually spent by the agent.  That’s part of the commission cost.  If you don’t hire an agent, then you have to foot that bill.  At a minimum, you can expect to spend approximately 00 to 00 dollars on advertising a property.  Nudge a little more off that savings, again.

Third, you have to determine the value of YOUR time.

Almost no one considers this aspect of FSBO.  It is going to take a lot of your personal time to sell your home.  Answering phone calls, showing the home, updating information on the Web, qualifying buyers are just a small sampling of what you will be responsible for when selling on your own.  If you spend just 60 hours total working on selling your home, at an hour, you’ve racked up a 00 charge to yourself.  It will probably be a lot more than 60 hours, too.  You may be fine with that, but you’re going to EARN that K, not save it!

Fourth, you have to know who really pays the commission.

What? you say.  The seller pays the commission, everybody knows that!  Do they now?  Sure, the commission comes out of the seller’s proceeds (ie, the sales price), but where does that money come from?  The buyer.  Without a buyer, there is no sale.  Without a sale, there is no commission.  Simple comparison: If I’m pumping gas and I give you to pay the cashier, who actually paid the cashier? Buyers looking at FSBO’s know this and if you have any chance of selling to them, you’re going to have to reduce the price of your house by the commission amount in order for them to buy.  Now, it’s the buyer that is saving the commission, not you, the seller.  Add in your time and marketing expense to this and it’s a good chance that you may even have lost money in the process.

If you want to sell FSBO, give it a try.  I hope you succeed and I’ll even help you out along the way.  But don’t fall into the lie that you’ll save the commission by selling it yourself.

Convenience You are in control when you sell on your own property. You can set the schedule of your own appointments with potential buyers. You don’t have to rush into making your home spotless and clean just in case an agent decides to bring a client that day to show the property. With FSBO, you are completely aware when people are coming for a visit. Therefore, you can make the necessary preparations.

Less stress and frustration This will make you less stressed because you are in control and could act accordingly based on your schedule. You will also know how much effort you should give in selling your own home. Therefore, you will not be frustrated that the agent you contacted is not doing enough work.

Conveyancing Many agents argue that they offer the liaison between the buyer and seller and know the conveyancing route especially as in the UK the new HIPS (Home Information Packs) packages have been introduced. However, do not be fooled there are many independent HIPS agents that can offer you the same services for a set fee.

Best results Since you are the one personally handling potential buyers, you would easily know who are really interested. Being the owner of the home, you are the one who is very much aware of its features. Therefore, you know how to explain it best.

Disadvantages of selling your home through FSBO On the contrary, a homeowner should know that there is no perfect method in selling a home. There are also risks in FSBO.

One disadvantage is that a homeowner might sell with a price that’s too low. This, because the asking price is usually below market value. The aim of FSBOs is to attract buyers who are after bargains and an FSBO buyer usually thinks that he can negotiate for a much lower price because he is aware that there are no agents fees involved in the sales.

One other disadvantage of selling without an agent is that many direct sale transactions never close. Some of these deals are aborted because the buyers aren’t properly qualified for financing before they enter into a purchase contract as opposed to this, a good real estate agent will make sure that you won’t accept an offer from a buyer who isn’t qualified. If you know how to call for assistance especially when it is appropriate to do so, prequalification and pre-approval can be accomplished quickly. One reason why many FSBO deals have not become successful is that no experienced person is working to move the transaction along and resolve problems when they arise of which, negotiations are often involved.

Summary Given these facts, property for sale by owners (FSBO) is considered to be an easier option to sell a home as there is no real secret because the truth is that homes sell themselves. Present your home attractively, give your client a fair price, be consistent with your market, advertise it and then expect offers. It only takes enough knowledge, patience and a little bit of business acumen.
