Secrets of Real Estate Brokers to Market your Fsbo

When selling your fsbo real estate there are many things you can do just as a real estate broker would to assist the sell of your property. Your home is a product, and the marketing and price will play a large factor in the success of your attempt to sell. Follow some of these simple guides to market your home like a real estate agent.

Photos – A picture is worth a thousand words!

Take high quality photos of the home preferably during optimum conditions. Have images of the outside of the home from the front on a bright sunny day. Include photos of the kitchen, living area, and master bedroom; make sure all clutter is gone and counters are cleaned off. Set the scene with small things like fresh flowers, set the dining room table, or maybe a nice fruit basket in the kitchen. Make the home look warm and inviting!

Write informative sales copy

In a few sentences point out the positive attributes of the home or property. Include location advantages such as close to schools, shopping, beaches, etc. and property uses such as single family home, ranch, or rental potential. Remember the characteristics you fell for when you purchased the property: great view, nestled in the trees, swimming pool, large kitchen, etc. Include all the positive things that are not obvious in the photos or could bear repeating.

Price competitively

Many homes sit on the market for extended periods of time with no interest because of over-pricing. On the other hand nobody wants to lose money on one of his or her biggest investments. Most real estate agents do a competitive market analysis or CMA on a property to suggest the asking price to a seller. With information on the internet to you it is easy for you to do a CMA yourself. Search for similar homes in your area currently on the market, most agents now offer the area MLS on their websites that you can use for this task. Some agents also offer a comprehensive list of sold properties on the web as well. Search this or county records for similar properties to yours that sold over the past year. This information will give you an idea of what the house is worth, what others are asking, and how much of a supply there is for your house style and size.

Investor information

More and more real estate buyers are investors looking for property to add to rental house markets. Contact a property management company in your area to assist you with a rental analysis for your home. This gives a third party speculation for the rental income the home can potentially bring in for an investor who places the property into the rental pool. With this already in hand to share with potential investment buyers your chance for a sale in this group increases exponentially.

Your real estate is one of thousands on the market in your demographic! Help your listing stand out from the crowd with quality photos and a great sales description. Give the potential buyer a complete picture of the property to make a well-informed decision. If the price is right for both parties involved the sale will go through without a hitch, and you will save thousands of dollars on an agents commission.

How REMOVING landscaping helped to sell my own house

It’s very easy to be arrogant when you are trying to sell your home however your own cockiness can really get in the way of your home selling plans. I recently sold my own home and I had these two very large tall bushes on either side of my front door (I’m no horticulture expert so I don’t know their official name but they were very nice and they looked exactly like the ones in the video below) and a gorgeous mature pear tree in the front yard. I LOVED that pear tree. It was a gorgeous red color, had beautiful blossoms and it always attracted little birds chirping. BUT because of where it sat it made it nearly impossible for buyers to see my house from the street. My wife INSISTED that we cut it down but I kept whining about the “poor little birdies” and besides, I was PROUD of my awesome tree, so I wanted it to stay. But I’m happy to say that it only took my wife reminding me of how frustrated I always got with sellers who refused to do EXACTLY the right things to sell their homes and then whined at me for months when they could have sold and been on their way had they just put in a little bit of effort on their part. Long story short-chainsaw wins, bushes and tree lose and I sell my house for K more than I expected to the 1st buyer who looked at it. Guess what? He “loved how the house looked on the lot”-go figure. Don’t be a hard head. You can’t take a bush with you and the birds won’t even remember you. Do the RIGHT things and smile all the way to the bank! Click

Marketing Ideas for the FSBO Homes

With the real estate market as slow as it is, the number of homes being purchased and sold is way below average. However, in spite of the economy, people still have to live and, therefore, continue to buy and sell. Many homeowners, as a way to avoid a broker’s fee, attempt their hand at FSBO or “for sale by owner”. People that do try to sell their own homes often find that the most difficult part is not getting it ready to sell but rather finding interested and qualified buyers. They may find many individuals with one of those qualities but, unfortunately for the FSBO, not both.

You’ll no longer be able to sit back and rely on the real estate agent or broker to sell your home. Everything is up to you right up to the very basics such as making “for sale” signs for your front yard or posting an advertisement in your local supermarket or in the closest newspaper. Although these are the typical methods for FSBO homes, there are many more innovative ways you can inform the public about that great dream home that could be theirs.

The internet is a great “salesperson”. Recent surveys show that when individuals or couples are looking for a home to buy, 80% of them will begin looking online. Almost everyone today spends a certain amount of time online, whether many of the most affluent and well-educated individuals doing a majority of their research and shopping online, including home shopping. There are many sites online where your home can be advertised for a small fee. Owners.com is one online service that generally gets a very good response from home shoppers.

Many major businesses offer a “community bulletin board” that features items for sale. If you know of someone employed with these businesses, you may wish to speak with them and see if you can get the information you need. Otherwise, you can contact the employer yourself and speak with someone in the human resources department and inquire is they have such a bulletin board as well as the procedure for placing an ad. Often employees moving to your area to become employed at these places may be interested in homes such as yours.

Take note of the other homes in your neighborhood that are for sale, if there are any. If any of these homes are lower priced than yours, you may want to put some flyers about your home in their mailboxes or doorsteps. Many times, people want to sell their home because of its size but wish to stay nearby or in the same neighborhood and would consider this a convenient upgrade. This is especially true with families with children that they don’t wish to relocate in a new school district.

Although it may seem obvious, many people actually forget to “spread the word” to friends and family. You’d be surprised how many homes are actually sold by word of mouth. Don’t be afraid to bring up your home when you’re out and about. You don’t have to try to sell it to everyone you meet but let people know and ask that they also spread the word.

There are many places right in your neighborhood that draw a large crowd everyday such as the supermarket, library, health clubs and restaurants. Most of these will have a bulletin board where you can put a flyer with a picture of your home as well as pertinent information.

Real estate agents will also bring potential buyers to view your home if you’re willing to pay their fee. Rather than trying to choose one specific agent, you may wish to post a flyer inviting different agents to your home as well as listing what type of commission you’ll pay them. You can post these flyers in stores of drop them off at local real estate agencies. They may already have the perfect buyer in mind or be willing to post your ad in a MLS for a fee.
